Our main objective is to give both owner and holidaymaker a first class service.

If you would like your property managed by Finkar Property Management, please complete, sign and return one copy of the relevant form from the information pack.

If you do not wish our management services, we can still advertise your holiday apartment on our site for free.

The following paragraphs are intended to provide owners with a comprehensive understanding of how their property will be managed.


Customer Services:

We have set up a Customer Services Booking Line on (0034) 616 459 350.  The Department will be staffed seven days a week (10:00 to 17:00).  General information can be obtained out of office hours.


E-mail:

As an alternative to ringing Customer Services, potential holidaymakers (Guests) can correspond with us and make bookings by e-mail on finkar67@hotmail.com  We will also use the e-mail system to encourage all manner of feedback from holidaymakers to enable us to review and constantly improve our service levels.


Advertising:

We can not at this stage guarantee a minimum number of weeks rental, however we assure you we will endeavour to advertise your property, along with our services, giving it as much coverage as possible.  This will be done by means of website, newspapers, magazines, leaflet distribution and posters.  This advertising will be done in the UK and Canary Islands.  


Monthly Accounting:

Owners will receive payment in full by the 20th of each month for holidays completed and finished in the previous month.  Accounting will be supported by detailing the specific weeks of rental.  Any minor items of repair and maintenance completed will be itemised, as will clean services for the period.


Inventory:

As the demands of the Consumer increase on a daily basis, it has become increasingly important to standardise the list of items holidaymakers may expect to find in their accommodation.  The enclosed inventory details the minimum requirements.  This in return will help repeat business for the Owner.


Linen:

Three changes are required for maximum occupancy.  eg. A one-bedroom apartment with twin beds will require 12 single sheets.  FPM will be responsible for ensuring that properties are professionally cleaned and that fresh linen is regularly supplied.


Rental Cost:

Below are prices for apartment rental on a weekly basis.  The price can be increased or decreased if desired.  FPM are trying to offer a fairly reasonable price to the holidaymaker.  This in return should also benefit the owner.  It is more profitable to rent out an apartment for 2 or 3 weeks per month at a reasonable rent, rather than 1 week per month at a high rent.

There are 3 grades for each category.  The grades being 3 star, 4 star and elite.  The grades relate to SIZE, LOCATION, STANDARD, and FACILITIES etc.  The categories being STUDIO, 1 BED, 2 BED, and 3 BED.

FPM on agreement with the owner will give the holidaymaker 10% discount for 2 weeks and above.
When FPM rent out an apartment for the owner the fee will be 15% of the total rental cost.  Cleaning and Laundry fees to be added on top of this.


Management Fee:

The yearly management fee is 70 euros.

This fee includes the following services, which you are not invoiced for:

*       24-hour emergency callout number for any problems or emergencies.
*       Arranging and initially paying for any necessary repairs and maintenance problems.
*       Time spent on getting the best quotes for, and purchasing of, any necessary items for your            apartment.
*       Time spent shopping for, and delivery of welcome packs and other apartment necessities.
*       Closing down and securing of apartment when guests leave, this includes taking out any rubbish that they have left, emptying fridges and freezers and collection of dirty linen.  This can sometimes take up to an hour of our time, depending on the location of the apartment.
*       All administration, advertising and phone calls involved in arranging and securing bookings.
*       Time spent creating and sending invoices and statements.
*       Time and money spent on advertising on other websites.
*       Shopping for and marking up of new linen.
*       Dropping off and collection from laundry and sorting of all linen.
*       Devising of cleaning schedules and organising of cleaners.


Most other management companies charge extra for the above services every time you use them, whereas we only charge one annual fee, no matter how many times the above services are used.



Cleaning and Laundry Service Costs Per Week:

Studio = 30euros.   
1 Bed  = 35euros.   1 Bed Duplex/two bathrooms/two terraces = 40euros.
2 Bed  = 45euros.   2 Bed Duplex/two bathroom/two terraces = 50euros.
3 Bed  = 80euros.   3 Bed Villa = 100euros.
*Extra charges apply for owner bookings weekend cleans.

Welcome Packs:                          

FPM suggests a Welcome Pack is supplied for the holidaymaker.  There are 2 types, basic and luxury.
The basic pack includes - water, milk, tea, coffee and sugar.  Cost = 4euros.
The luxury pack includes - all of the above, 1 bottle of red wine, 1 bottle of white wine, 6 bottles of beer and carton of fresh orange juice.  Cost = 12euros.
FPM will also supply on request any other items.  eg. Bottle of champagne for special occasions.

The Welcome Pack is entirely optional.  However, FPM recommends the Owner seriously consider this, as it may help to enhance business.


Callout:

FPM charge 30 euros.  There is an emergency telephone number manned 24 hours, 7 days a week.  FPM is on standby to cover minor incidents and emergencies.


Attached Forms:

There are 3 forms included in this Information Pack: -

1.    Management Agreement - for Owners who wish FPM to take on full management of the property.  This will include cleaning, maintenance and apartment rental.
2.    Rental Agreement – for Owners who wish FPM to do apartment rental only.
3.    Booking Conditions – this has been added for Owners to view the terms and conditions that a Guest renting the property will agree upon.



This document contains the Terms & Conditions of a “Management Agreement” between Finkar Property Management (FPM) and the property owner (The Owner.)

1.    There will be no term, period or duration to this contract.  Either party may terminate it with immediate effect by giving written notice to the other party.
2.    If terminated as in (1) above, both parties must honour any holiday agreements in force on the day that written termination is delivered.
3.    The Owner will be solely responsible for insuring the property and its contents for all risks.
4.    The Owner is entitled to unlimited use of the property for themselves, family, friends etc., but must obtain confirmation of availability in advance from FPM.  In the event of a prior booking having been accepted by FPM for the period of intended Owner use, the FPM contract will take priority.
5.    FPM will process an itemised statement by the 10th of each month.  Account must be paid by the 14th of each month.  All monies owed to Owner by FPM will be paid by the 20th of each month.  
6.    The Owner is solely responsible for all bills, taxes (local and UK) and liabilities arising from The Property and its use, including but not limited to rates, community fees, water, electricity, gardening etc.
7.    The Owner will be solely responsible for ensuring that linen, towels, blankets etc. are available for maximum occupancy of their property.
8.    FPM will be responsible for ensuring that properties are professionally cleaned and that fresh linen is regularly supplied.  Where Owners utilise the property in accordance with clause (4), the cleaning and linen services will be maintained.  Applicable debits will appear in Owner statements as in (5) above.
9.    The Owner is solely responsible for ensuring that the minimum inventory requirements are met on an ongoing basis.  FPM will however purchase any necessary items (including sets of keys) as instructed by the Owner, accounting for such items within the monthly process defined in (5) above.
10.    The Owner authorises FPM to carry out any minor repairs/maintenance costing less than 90 euros, without the need to seek authorisation.  Where repairs/maintenance costs are likely to exceed 90 euros, FPM will seek authorisation prior to commencement of work.  Accounting will be as in (5) above.

Booking Conditions  -  Finkar Property Management

This document contains the Terms & Conditions of a ‘Rental Agreement’ between Finkar Property Management (FPM) and Holidaymaker (The Guest).

1.    The property is offered for holiday rental subject to confirmation by FPM (the Agent).
2.    Deposit of £50 per week is due when the guest confirms the booking.  The following cancellation charges will apply: – 42+days= deposit, 28-41days= 50%, 14-27days= 75% and 0-14days= 100%.  
3.    Balance of the rent is payable not less than 6 weeks before start of rental period.  If payment is not received by the due date, the Agent reserves the right to give notice in writing, that the reservation is cancelled.  Reservations made within 6 weeks of the start of the rental period require full payment at the time of booking.
4.    The Guest is strongly advised to arrange a comprehensive travel insurance policy (including cancellation cover) and to have full cover for the party’s personal belongings, public liability etc., since this is not covered by the Owner’s insurance.
5.    The rental period will commence at 1600hrs on the first day and end at 1000hrs on the last day.  The Agent (FPM) will not be obliged to offer the accommodation before the time stated and the Guest will not be entitled to remain in occupation after the time stated.
6.    The number of people occupying the apartment must not exceed the number of persons agreed on when confirming booking.
7.    The Guest agrees to be a considerate tenant and to take good care of the property and its contents, and to leave it in a clean and tidy condition at the end of the rental period.
8.    Without delay, the Guest will report to the Agent (FPM) any defects to the property or breakdown of equipment/appliances within the property or terrace.  Repair or replacement will take place as soon as possible.
9.    The Agent (FPM) will not be liable to the Guest: -
a.    For any temporary defect or stoppage in the supply of Public Services to the property.
b.    For any loss, damage or injury resulting from adverse weather conditions, riot, war, strike or other matters beyond the control of the Owners.
10.    Under no circumstances will the Agents liability to the Guest exceed the amount paid to the Agent for the rental period.
11.    The Guest will be subjected to a 20 euros callout charge if the problem is due to the Guest. eg. Lost keys.
